Especially in the greater Dallas–Fort Worth area where Mother Nature treats us to hail storms and scorching temperatures throughout the year, roofs take a serious beating. Depending on the materials used, roofs last from 25 to well beyond 50 years, but severe weather can lessen their lifespan. If you’re wondering how you’ll know it’s time to replace your roof, you’re in the right place. Here are signs that you need a new roof:

Warped or Damaged Shingles or Tiles

Cracked tiles or shingles or shingles with warped or curled edges indicate that your roof needs to be repaired. In some cases, tiles and shingles can be repaired or replaced individually. However, if there are large areas of damage, or if you find shingle granules on the roof or in the gutters or downspouts, it’s more likely that the roof needs to be replaced entirely. Even if you don’t find the granules themselves, if there are obvious “bald spots” on your roof where granules are missing, that’s a sign that the roof is nearing the end of its lifespan.

Moss or Algae

Roofs, particularly shingle roofs, can sometimes get covered in moss or algae. This is a more common problem in humid or rainy climates, but it can happen anywhere. Moss and algae on a roof often indicate that there is moisture trapped below the surface, which can lead to a host of additional problems including mold and roof rot. It may be tempting to try and remove the moss by power-washing it or scraping it off, but this problem is more than just cosmetic. Aside from not addressing the underlying issue, attempting to remove the moss yourself can create an even bigger problem by removing the granules and other protective coatings. Instead, have a roofing company determine the extent of the infestation.

Drooping or Sagging

A visibly saggy or droopy roof is an indicator that it needs to be replaced altogether. This is often a sign of moisture damage or roof rot, where structural damage is highly possible. Once you notice your roof sagging even slightly, you should contact a professional roofing company to come inspect it immediately, before the problem becomes much more extensive — and costly.

Leaks

The most important thing to understand about roof leaks is that they aren’t always as obvious as you expect. Instead of water pouring into your home, you’re far more likely to notice water stains on the ceiling or bubbling on the walls. Water stains are often ringed with brown, but some have more subtle discoloration. For example, you may see very slight darkening in corners where the ceiling meets the wall. Leaks often occur near chimneys and vents, but not always. Sometimes, they “travel” away from the source in rafters, gutters, or downspouts.

Because of this, it can be difficult to pinpoint exactly where a roof leak is coming from, though they are commonly caused by damaged or missing shingles or tiles. When things have gotten to the point that water is actually leaking into your home, the roof is likely past the point of being repaired. An emergency repair may get you by for a short time, but the roof will ultimately need to be replaced — the sooner, the better. Small leaks can quickly become major problems, so you should contact your local roofing company as soon as you become aware of the problem.
